Terms of Service

Version 3, effective 2026-10-24

These Terms of Service (the “Terms”) govern your use of the Raven™ platform, including the Raven web application, mobile apps, the EVE assistant, the Raven X browser extension, agent websites hosted by Raven, and related services (together, the “Service”). The Service is operated by Realm, Inc., a South Dakota corporation (“Raven,” “we,” “our,” or “us”).

Please read these Terms carefully. The section titled Governing Law and Disputes requires most disputes to be resolved by individual arbitration rather than in court, and waives class actions and jury trials, unless you opt out as described there.

Agreeing to These Terms

By creating an account, checking the box at signup, or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

If you use the Service on behalf of a brokerage, team, or other business, you agree to these Terms for that business and confirm you have authority to do so. In that case “you” includes the business.

You must be at least 18 years old and able to form a binding contract to use the Service. Features meant for licensed real estate professionals are for people who hold, or work under someone who holds, the license the activity requires.

Use of Service

Raven provides tools for managing real estate transactions, clients and leads, communication, documents and electronic signatures, compliance review, marketing, and related workflows, along with EVE, an AI assistant built into those tools.

You agree to use the Service in compliance with all applicable laws, regulations, MLS rules, and your brokerage’s policies, and in line with the Acceptable Use section below.

Raven is a software provider. Raven is not a real estate brokerage, does not act as your broker, agent, lender, title company, escrow agent, or attorney, and is not a party to any transaction you manage with the Service.

Accounts, Workspaces, and Security

You are responsible for keeping your sign-in details confidential and for all activity under your account. Tell us promptly at [email protected] if you believe your account has been used without permission. Give us accurate information when you sign up and keep it current, including your license details and MLS memberships.

Accounts belong to workspaces. A brokerage or team workspace is controlled by its owner and administrators, who decide who joins, what each member can see and do, which integrations are connected, and which automated features are turned on. Members of a brokerage or team workspace understand that the workspace’s owner and administrators may see and manage records created in that workspace, as the workspace’s settings and roles allow.

You can delete your own account in Settings. Deleting an account does not remove records that must be kept, as described in Records, the Vault, and Retention, and a workspace you are the only owner of must be handed to someone else or closed first.

Subscriptions, Free Trials, and Auto-Renewal

Raven is offered as a paid subscription, billed in advance on a recurring basis (monthly or annually, depending on the plan you choose). Current pricing is shown at signup and on your billing page. Payments are processed by Stripe.

Some plans include a free trial. If your plan includes a trial, you will not be charged until the trial ends. Unless you cancel before the trial ends, your subscription converts to a paid subscription and the payment method on file is charged at the then-current rate for your plan.

Your subscription renews automatically at the end of each billing period, and your payment method on file is charged for the next period, until you cancel. You can cancel online at any time in Settings, under Billing. No phone call, chat, or email is required.

When you cancel, your subscription remains active through the end of the billing period you have already paid for, and you are not charged again after that. Seat counts on per-seat plans adjust your recurring charge as described at the time you change them.

Plans differ in what they include. Some features, such as transaction management, MLS data, or certain EVE capabilities, are available only on some plans. If you upgrade, the change and any price difference are shown before you confirm.

Usage Limits and Trial Allowances

Some features use paid outside services, such as AI processing, text messages, phone minutes, property data lookups, home value reports, video meetings, and web searches. Raven measures this use by workspace and user.

During a free trial, these features carry allowances. When an allowance is used up, the feature stops for the rest of the trial and Raven tells you why. Paid plans may also carry limits, such as included minutes or message volumes, shown in the product. Raven may set or change reasonable limits to protect the Service and to keep costs predictable, and will show you a limit when it stops something you asked for.

Fees and Refunds

Except where required by law, fees are handled as follows:

  • Partial billing periods are not refunded or credited. Cancelling stops future charges; you keep full access through the end of the period you already paid for.
  • Third-party MLS board fees are non-refundable once remitted to the board. These are pass-through fees your MLS board charges (see the next section); once Raven has paid them to the board on your behalf they cannot be recovered, and any board-side access the fee purchased remains between you and your board.
  • Raven may issue refunds at its sole discretion. The two rules above describe the default; nothing in them prevents Raven from choosing to issue a refund or credit in a particular case.

Prices do not include taxes unless stated. You are responsible for any taxes that apply to your purchase, other than taxes on Raven’s income. If a payment fails, Raven may retry it and may limit the Service until the balance is paid.

Third-Party MLS Board Fees

Live MLS data access requires membership in the relevant MLS board, and some boards charge their own per-agent fees (one-time or recurring). When a board you add carries such a fee, Raven shows you the amount at cost before you confirm, and charges the payment method on file at the time you add the board. Raven does not mark these fees up.

Board fees are set by, and paid to, your MLS board. As stated above, they are non-refundable once remitted to the board. Your MLS membership, its rules, and any access it grants remain governed by your agreement with your board.

EVE: AI Assistant Terms

Raven includes EVE, an AI assistant. These EVE terms apply wherever EVE appears: in the Raven app, the mobile apps, the Raven X browser extension, voice features, and chat on agent websites.

What EVE does

Depending on your plan and the settings you choose, EVE may:

  • Answer questions about your account, your records, and your real estate practice
  • Prepare a daily briefing and point out follow-ups, promises, and relationships that need attention
  • Draft emails, text messages, follow-ups, marketing posts, and other content
  • Prepare meeting briefs and summarize documents, calls, and conversations
  • Suggest tasks, milestones, checklists, and document filing
  • Reply to leads and clients, propose appointment times, and send follow-ups when you turn those features on
  • Answer missed calls as your assistant and take a message, when that feature is turned on

Settings that let EVE act without asking each time

By default, EVE prepares messages and actions for you to review. Some settings, such as Autopilot, “Send automatically” for follow-ups, and the EVE Sales Agent that replies to leads, let EVE send messages and take certain actions on your behalf without asking you to approve each one. These settings are off until you, or your workspace owner or administrator, turn them on, and you can turn them off at any time. A brokerage or team may limit what its members can turn on.

When EVE replies to a lead or client for you, it identifies itself as your assistant. When a message raises a sensitive topic, such as an offer, a contract, financing, pricing, a complaint, or a legal question, EVE hands the conversation to you instead of replying on its own. Raven may also check text EVE writes for fair housing concerns and sensitive personal information, and may hold or mask that text. These safeguards help, but they do not catch everything and do not replace your own review.

You are responsible for what goes out under your name

Messages, documents, and actions that EVE prepares, sends, or takes for you are sent and taken on your behalf, whether you approve each one or turn on a setting that lets EVE act on its own. You remain responsible for them.

That includes making sure they comply with the laws and rules that apply to you, such as:

  • Real estate licensing laws and your state's advertising, disclosure, and agency rules
  • Fair housing laws
  • Laws on calls, texts, and email, including the Telephone Consumer Protection Act (TCPA) and the CAN-SPAM Act, and the consent they require
  • MLS rules and your brokerage's policies

EVE can be wrong

EVE does not provide legal, financial, tax, appraisal, or other professional advice. Its output is generated by AI and may be incomplete, out of date, or incorrect.

You are responsible for independently verifying any information before relying on it, including:

  • State- and jurisdiction-specific laws, rules, deadlines, and dollar thresholds
  • Compliance determinations and broker-review decisions
  • Market statistics, values, figures, and any numeric estimates
  • The content of any message, document, summary, or task EVE drafts or prepares on your behalf

How EVE handles your information

To do its work, EVE sends the information a request needs to third-party AI service providers, which process it and return the result. When EVE searches the web, the search terms go to a web search provider. Raven does not use your content or your clients’ information to train AI models. EVE works within your account permissions and only uses data you are allowed to see. More detail is in our Privacy Policy.

Your conversations with EVE are saved so you can see your chat history. You can delete a saved conversation from the EVE chat window.

No warranty on EVE’s output

EVE is provided “as is” and is covered by the Disclaimer of Warranties and Limitation of Liability below. Raven is not liable for any decision made, or action taken, in reliance on EVE’s output, to the extent the law allows.

The Raven X Browser Extension

The Raven X browser extension brings EVE into the web pages you work in. It works only while you are signed in to a Raven account. When you install it, it can run on Raven’s own sites and on a named list of real estate sites, such as CRMs, email, MLS systems, and transaction management tools. It runs on other sites only if you grant that access, either one site at a time or for every site, and you can take that access back in the extension’s settings or your browser.

The extension reads a page when it needs to for a feature you use, for example to match an email address to one of your contacts, to let EVE answer a question about the page you have open, or to save a listing you choose to save. When you ask it to set up a file in a system such as SkySlope, it fills in that system’s screens in your own session, using your own sign-in there. The Privacy Policy describes exactly what the extension reads, sends, and keeps.

You are responsible for using the extension in line with the terms of the sites you use it on and your agreements with those providers.

Connected Accounts and Third-Party Services

You can connect other services to Raven, such as Gmail or Microsoft Outlook, your calendar, a CRM (such as Follow Up Boss, BoldTrail, or Lofty), transaction and forms systems (such as SkySlope, Lone Wolf, or dotloop), social media accounts, and payment or e-signature services.

When you connect a service, you:

  • Authorize Raven to access that service on your behalf, to the extent you approve, to provide the features you use, including reading information from it and, where the feature does so, sending messages or documents to it
  • Confirm you have the right to connect that account and to give Raven that access
  • Agree that your use of that service remains governed by your agreement with its provider

Raven does not control third-party services and is not responsible for their availability, accuracy, or changes they make. A connection may stop working if a provider changes or ends access. You can disconnect a service in Raven’s settings or in the service itself.

AI Assistants You Connect to Raven

You can connect an AI assistant you use, such as Claude or ChatGPT, to your Raven account. The assistant can read information you can already see in the workspace you choose. If you also allow actions, and your workspace permits them, the assistant can ask Raven to take certain actions;Raven describes each action first and takes it only after you confirm it.

Information Raven sends to your assistant is handled by that assistant’s provider under your agreement with that provider, not by Raven. You are responsible for choosing whether to connect an assistant and for what you do with the information it receives. A workspace owner or administrator may turn assistant connections off for the workspace and end connections made to it.

Messages You Send Through Raven

Raven lets you email, text, and call your contacts, including group emails, drip sequences, and automated follow-ups. These messages come from you, not from Raven. You are the sender and you are responsible for them.

Before you or EVE contact someone through Raven, you agree that you:

  • Have any consent the law requires to contact that person in that way, including prior express consent or prior express written consent for automated or marketing texts and calls where the TCPA requires it
  • Will honor requests to stop, including STOP replies, unsubscribes, and do-not-call requests
  • Will not send spam or misleading messages, and will include the information the CAN-SPAM Act and similar laws require
  • Will check numbers against do-not-call lists where the law requires it

Raven helps with these obligations. It records text and email consent and opt-outs, stops automated and group email to people who unsubscribe, stops texts to numbers that reply STOP, and will not place calls through Raven to contacts marked do not call. These tools support your compliance; they do not take your place in it.

Texts sent from a Raven phone number go out through Raven’s communications providers and are subject to carrier rules, including business text message registration. Raven may assign you a phone number, which may have been used before. The number is provided for your use of the Service and stays with Raven if your account ends. If you do not have a Raven number, Raven may instead prepare a text for you to send from your own phone, and you send it yourself.

Calls, Recording, and Voice Features

Call recording for calls placed through Raven is off unless a workspace owner or administrator turns it on. When it is on, the call plays a notice that it may be recorded before it connects, andRaven transcribes and summarizes the call.

Some states require every party to agree before a call is recorded. If you or your workspace turn on recording or other call features that capture what callers say, you are responsible for following the recording and consent laws that apply to each call.

Where the feature is turned on, EVE may answer a call you miss, tell the caller it is your assistant, take a message, and give you a transcript. Raven does not record video meetings held in Raven.

SMS Messaging Terms

By providing your phone number and explicitly opting in through a clear affirmative action (such as checking an unchecked consent box), you agree to receive transactional SMS messages from Ravenrelated to your account and real estate activity.

These messages may include:

  • Transaction updates
  • Appointment confirmations and reminders
  • Document notifications
  • Communication alerts between transaction participants

Message frequency varies based on your activity. Message and data rates may apply.

You can opt out at any time by replying STOP. For assistance, reply HELP or contact [email protected].

Consent to receive SMS messages is not a condition of using the platform.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. SMS opt-in data and consent will not be shared with any third parties.

Electronic Signatures

Raven Ink lets you send documents for electronic signature. Each signer is asked to consent to signing electronically before signing, and each completed document carries a certificate of completion and an audit trail of who viewed and signed it and when. You can also send documents through other e-signature services you connect, such as SkySlope DigiSign or Authentisign, which are governed by their providers’ terms.

When you send a document for signature, you are responsible for:

  • The content of the document and whether it is the right form for the transaction
  • Sending it to the right people at the right email addresses, and any steps needed to confirm a signer's identity
  • Whether an electronic signature is acceptable for that document under the law and the rules that apply to it

Raven provides the signing tools and the records of the signing. Raven does not verify a signer’s identity beyond those records and does not review documents for legal sufficiency.

MLS Data and Property Information

MLS listing data in Raven is licensed from MLSs and their data providers. You can see it only through your own active membership in the MLS that supplies it, and Raven checks that membership with the MLS. If your membership ends or cannot be confirmed, your access to that MLS’s data in Raven ends too.

You agree to use MLS data only as your MLS rules and agreements allow, including the limits on what may be shown to the public, shared with clients, or used with AI tools. Raven applies those limits where it can, for example by keeping some data off public pages, but you remain responsible for following your MLS’s rules. Raven may report the people who access an MLS’s data through Raven to that MLS where its license requires it.

Listing data, public records, and other property information come from third parties and may be incomplete, late, or wrong. Home value estimates, market analyses, and similar figures in Raven are automated estimates. They are not appraisals and should not be relied on as one.

Your Content and Your Clients' Information

You keep ownership of the content you put into Raven, such as contacts, notes, documents, messages, and transaction records (“Your Content”). You give Raven permission to host, copy, process, transmit, and display Your Content as needed to provide and support the Service, including through the service providers described in our Privacy Policy. Raven does not sell Your Content.

Much of Your Content is information about other people, such as your clients, leads, and the other parties to a transaction. For that information, Raven processes it on your behalf to provide the Service, and you are responsible for having the right to collect it, upload it, and use it the way you do, including any notice or consent the law requires. When you import contacts from another system, you confirm you are allowed to move them.

You can export your contacts, tasks, and transaction lists from Settings. If your business needs a data processing addendum, for example to meet a state privacy law, email [email protected] and Ravenwill provide one.

Records, the Vault, and Retention

Real estate brokerages must keep transaction records for set periods. In Arizona, for example, A.R.S. §32-2151.01 requires brokers to keep transaction records for five years. To support that,Raven keeps certain records, such as transaction files, signed documents, compliance and review history, and audit trails, even after a transaction closes, is cancelled, or is archived.

When a broker seals a transaction to the Raven Vault, its documents are stored in a locked form that cannot be changed or deleted until its retention period ends, which is never less than five years. A broker may also place a legal hold that keeps records past that date. Because of these protections, some records cannot be deleted on request, including when an account is deleted or a subscription ends, until their retention period has passed.

Audit trails in Raven are kept as written. Corrections are added as new entries rather than by changing or removing earlier ones.

Clients, Guests, and Other Parties

You may invite people who do not have a Raven subscription into the Service, such as clients, co-op agents, lenders, title and escrow officers, inspectors, and other vendors. They may use the client portal, guest links, the Room inside a transaction, video meetings, signing pages, and scheduling pages.

These Terms apply to their use of those pages. You are responsible for inviting only the people who should see what you share, for what you share with them, and for removing access when it should end. Links Raven sends to these parties may be revoked, and some ask for a code sent by email before they open.

Partner Program and Referral Codes

Raven runs a partner program in which partners earn commissions for customers they refer. If you take part as a partner, these terms apply in addition to the rest of these Terms:

  • Your commission rates and how long you earn on a customer are the plan shown to you in the partner portal. Raven may change a plan for future payments with notice; it does not change commissions already earned.
  • A commission is earned on payments a referred customer actually makes. Refunds, chargebacks and unpaid invoices reverse or cancel the commission on them.
  • You may not refer yourself or your own workspace, and you may not earn on a customer who was already a Raven customer.
  • Payouts are made through Raven's payment provider once your payout account is verified. You are responsible for your own taxes.
  • You must describe Raven accurately, follow the communication laws in these Terms, and not send spam or bid on Raven's name in paid search without {BRAND.proseName}'s written permission.
  • You are an independent contractor, not Raven's employee or agent, and you cannot make promises on Raven's behalf.
  • Raven may suspend or end your participation, or end the program, at any time. Commissions already earned and not reversed are still paid.

If you sign up with a referral code, the code credits the partner who referred you. It does not by itself give you a discount, unless a different price is shown to you before you buy.

Acceptable Use

You agree not to use the Service to:

  • Break any law or regulation, or help anyone else do so
  • Discriminate unlawfully, including in violation of fair housing laws, in any listing, message, or decision
  • Send spam, or contact people without the consent the law requires
  • Upload content you do not have the right to share, or that is unlawful, harmful, or misleading
  • Access, scrape, copy, or redistribute data in ways your MLS rules, your data licenses, or these Terms do not allow
  • Get into accounts, workspaces, or data you are not authorized to access, or test or bypass Raven's security
  • Interfere with the Service, overload it, or use automated tools against it other than the connections Raven offers
  • Copy, reverse engineer, or build a competing product from the Service, except as the law allows
  • Resell or share access to the Service except as your plan allows

Raven may remove content or limit features that break these rules, and may suspend accounts as described in Suspension and Termination.

Privacy Policy

Your use of the Service is also governed by our Privacy Policy:

https://realm.realty/privacy

Beta and Preview Features

Some features are offered as beta, preview, or early access and are labelled that way. They may change, be unreliable, or be withdrawn at any time, and they are provided without any commitment that they will become generally available.

Intellectual Property and Feedback

Raven and its licensors own the Service, including its software, design, and branding, and the Raven and EVE names and marks. These Terms give you a limited, non-exclusive, non-transferable right to use the Service during your subscription. They do not give you any other rights in it.

If you send us ideas or feedback, we may use them without any obligation to you.

No Carrier Liability

Carriers are not liable for delayed or undelivered messages.

Suspension and Termination

You can stop using the Service and cancel your subscription at any time, as described in Subscriptions, Free Trials, and Auto-Renewal.

Raven may suspend or end your access if you break these Terms, do not pay, put the Service or other people at risk, or if the law requires it. Where it is reasonable, we will tell you first and give you a chance to fix the problem.

After your access ends, you can no longer use the Service, and Raven may delete Your Content after a reasonable period, except records kept as described in Records, the Vault, and Retention. Sections that by their nature should continue, such as payment obligations, warranty disclaimers, limits on liability, indemnification, and dispute resolution, continue after these Terms end.

Disclaimer of Warranties

The Service, including EVE and all data and content in it, is provided “as is” and “as available.” To the fullest extent the law allows, Raven disclaims all warranties, whether express, implied, or statutory, including warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

Raven does not promise that the Service will be uninterrupted, error-free, or secure, that data from MLSs, public records, or other third parties is accurate or complete, or that AI output is correct. Some places do not allow certain warranties to be disclaimed, so some of this section may not apply to you.

Limitation of Liability

To the fullest extent the law allows, neither party is liable to the other for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost revenue, lost data, or loss of business, even if told they were possible.

Each party’s total liability for all claims relating to these Terms or the Service is limited to the greater of the fees you paid Raven in the 12 months before the event giving rise to the claim, or US$100.

These limits do not apply to your obligation to pay fees, to either party’s indemnification obligations, or to liability that cannot be limited under applicable law.

Indemnification

You agree to defend and indemnify Raven, and its officers, employees, and agents, against claims, losses, and costs (including reasonable attorneys’ fees) brought by third parties that arise from Your Content, the messages and documents you or EVE send on your behalf, your use of the Service in breach of these Terms or the law, or your dealings with your clients and other parties.

Raven agrees to defend you against a third-party claim that the Service itself, as Raven provides it, infringes that party’s United States patent, copyright, or trademark, or misappropriates its trade secret, and to pay the damages finally awarded or agreed in settlement. This does not cover claims arising from Your Content, third-party services or data, your changes to or combination of the Service with anything Raven did not provide, or use in breach of these Terms. If such a claim is made, Raven may modify the Service so it does not infringe, get you the right to keep using it, or end your subscription and refund fees you prepaid for the unused term.

The party asking to be defended must tell the other promptly in writing, let it control the defense and settlement (no settlement may admit fault for, or impose an obligation on, the defended party without its consent), and give reasonable help at the defending party’s cost.

Governing Law and Disputes

These Terms are governed by the laws of the State of Arizona, without regard to its conflict of law rules, and by the Federal Arbitration Act for the arbitration agreement below.

Try to resolve it informally first

Before starting an arbitration or court case, the party with the dispute must send the other a written notice describing it and the relief sought, by email. Notices to Raven go to [email protected]. Both parties will try in good faith to resolve the dispute for 30 days after the notice is sent.

Binding individual arbitration

If the dispute is not resolved, it will be decided by binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, or its Consumer Arbitration Rules where those apply. The arbitration will be seated in Yavapai County, Arizona, and hearings may be held by video.

You and Raven each agree to bring claims only in an individual capacity, not as a plaintiff or class member in any class, collective, or representative action, and each waives the right to a jury trial.

Exceptions

Either party may bring an individual claim in small claims court if it qualifies. Either party may also ask a court for an injunction or similar relief to protect its intellectual property or to stop unauthorized use of the Service.

Opting out of arbitration

You may opt out of this arbitration agreement by emailing [email protected] within 30 days after you first accept these Terms, with your name, the email address on your account, and a statement that you opt out of arbitration. Opting out does not affect the rest of these Terms.

Courts

Any dispute that is not subject to arbitration will be brought only in the state or federal courts located in Yavapai County, Arizona, and both parties consent to those courts.

Changes to the Service and These Terms

Raven improves the Service continually and may add, change, or remove features. If we remove a feature that is central to your paid plan, we will tell you in advance where reasonable.

We may update these Terms. The version and date at the top of this page show which version is current. If a change is material, we will tell you in the Service or by email before it takes effect. If you keep using the Service after a change takes effect, you accept the updated Terms. If you do not agree, you can cancel your subscription.

General Terms

  • Entire agreement. These Terms, the Privacy Policy, and any order or plan terms shown at purchase are the whole agreement between you and Raven about the Service.
  • Severability. If any part of these Terms cannot be enforced, the rest stays in effect.
  • No waiver. Not enforcing a part of these Terms is not a waiver of it.
  • Assignment. You may not transfer these Terms without our written consent. Raven may transfer them as part of a merger, acquisition, or sale of assets.
  • Notices. Raven may send you notices by email to the address on your account or in the Service. You may send notices to Raven by email to [email protected].
  • Export and sanctions. You will not use the Service in violation of U.S. export control or sanctions laws.
  • Events outside our control. Neither party is responsible for delays caused by events beyond its reasonable control, other than payment obligations.
  • Relationship. You and Raven are independent contractors.
